Great blog and have to back you up 100% that bids for renovations should come BEFORE the decision to purchase. To do otherwise can make an investment that looks great on paper a nightmare in ownership reality!</description>

There were 6,000 more vacant units on the market compared to this time last year.  There are several builders stopping construction bec. of sharp downturn.  It is very important for a multi-family investor to carefully weigh pro and cons before moving forward on a transaction, esp in this market.</description>

		<description>The best tip I have ever recieved concerning purchasing rental properties was to make sure that 75% of the rents pay for 100% of the mortgage plus tax/insurance costs.   This gives you some breathing room when you arent at 100% occupance and when you have damages done to your property.</description>
